§ 701. Permitted uses.

The following uses are permitted in any R-1 district:

(1)

Auxiliary trailer, travel trailer, and camper; provided that the respective zoning districts of the location of such shall comply fully with all of the setback requirements of this ordinance, and in no event shall be less than five (5) feet from any adjoining property line. Said trailers or campers shall not be occupied for human habitation;

(2)

Customary accessory uses and buildings;

(3)

Customary signs in connection with residences such as mail box signs, name of occupant and house numbers not to exceed one (1) square foot, and such shall not be illuminated;

(4)

Nurseries, greenhouses and gardens as incidental uses on a noncommercial basis;

(5)

One-family dwellings;

(6)

One sign or bulletin board not exceeding twelve (12) square feet in area on the premises of a church or other institution for the purpose of displaying the name or program of such church or institution;

(7)

Signs indicating the sale of property within subdivisions, provided that such signs be within one-half (½) mile of said subdivision and provided that the signs are removed after eighty (80) percent of said property is sold. Such signs shall not exceed twenty (20) square feet in area and shall not be illuminated;

(8)

Signs pertaining only to the lease, rent, or sale of the property upon which displayed and provided that such signs not exceed eight (8) square feet in area and that such sign shall not be illuminated;

(9)

Permanent signs designating the name of a subdivision; provided that such sign shall be located only at the entrance(s) to such subdivision and shall not exceed forty (40) square feet in the effective area. Said sign may be illuminated externally by ground lights, etc.; provided that such illumination does not cause a nuisance to the surrounding area or to passing vehicular traffic. Illumination of the sign shall be what is known as white light and not colored light and shall not be blinking, flashing, or moving.
