§ 702. Conditional uses. (See also section 2704)

  • The following uses are permitted as a conditional use in any R-1 district:

    (1)

    Churches and other places of worship;

    (2)

    Fire stations, libraries, museums, art galleries, municipal buildings, parks, playgrounds, and any buildings of a public or governmental nature for the protection of life or property or for the provision of essential services; public or private hospitals, but not for care or treatment of the insane, mentally ill or disturbed; public or private cemeteries; buildings and facilities of private clubs, fraternities, sororities, lodges, tennis courts, golf courses, religion societies and orders, and public service organizations (including, but not limited to, YMCA's, YWCA's, Chambers of Commerce, Jaycees, Jaycettes and the like), provided that none of such facilities are operated for commercial purposes or for profit and all such buildings or facilities shall be provided with adequate off-street parking as required by section 2501, and the architectural design and appearance of the same shall, in the opinion of the board of appeals, harmonize so far as practicable with the residential architecture of the area in which the same are located;

    (3)

    Home occupations; provided, however, that:

    (a)

    Such occupations are carried on by the bona fide resident of the dwelling;

    (b)

    No person not a member of the immediate family is employed;

    (c)

    No materials are stored in the open;

    (d)

    No excessive traffic is generated; and

    (e)

    No obnoxious odors, glare, noise, vibration, or other conditions detrimental to the character of the surrounding area are produced.

    One (1) professional or announcement sign per dwelling for customary home occupations is allowable, provided that such sign does not exceed one (1) square foot in area, and provided that such sign shall not be illuminated and is placed flat to the face of the building;

    (4)

    Cemeteries, where same are established and maintained pursuant to the laws of the State of Mississippi, and any applicable ordinance or regulation of the City of Greenville or the board of supervisors of Washington County;

    (5)

    Bed and breakfast operations.
